Findings from an environmental review. An environmental review should be performed on every potential gift of real property prior to acceptance. If the initial environmental review indicates areas of significant concern an additional investigation, including a Phase I, Phase II, or Phase III audit may be required.

Qualified independent appraisal. The IRS requires that the donor obtain a qualified independent appraisal if the value of the real property is over $5,000 and the donor wishes to claim a charitable deduction.

Title Information. Before accepting a gift of real property the charity should obtain a general warranty deed, a title search and title insurance, an owner's affidavit, and a survey.
